Can you quantify expected conversion rates from the $1.7B pipeline into funded mandates over the next 12 months?
From Cohen & Steers’ Q1 2026 earnings transcript, management describes a “very strong pipeline… for the third straight quarter at $1.7 billion”. 1 They also provide recent quarter activity showing both new mandates awarded and fundings (money that became invested) in the same quarter:
However, the excerpts do not provide a 12-month historical conversion rate (e.g., “X% of pipeline funds within 12 months”). They only give one-quarter cadence of: (a) pipeline size, (b) new mandates awarded, and (c) fundings during that quarter. 12 Therefore, any 12-month conversion-rate estimate must be framed as scenario math based on observed quarterly flows—not as a management-issued forecast.
Given the available data, the most directly supportable “conversion” proxy is:
Quarterly conversion (new-to-funded): funded amount attributable to mandates won that became funded in the same quarter ÷ pipeline at/around that time.
Using management’s quarter figures:
So implied same-quarter conversion:
That is a narrow measure (it excludes $490M of total fundings that may include follow-on funding of previously won mandates, re-ups, or other fundings not described as “newly won”). 1
Assuming the same quarterly behavior continues (and acknowledging that we only observe one quarter of “new won and funded” economics in the excerpt):
If the 2.65% per quarter pattern held for four quarters:
Estimated 12-month conversion rate: ~10–11% (conservative, definition-limited). 1
Management reports $490M “fund in the quarter” against a $1.7B pipeline backdrop. 1
That implies a broader funding intensity of:
If (again, purely mathematically) that continued for four quarters:
That clearly exceeds 100%, which signals that:
Estimated 12-month conversion rate (upper bound using total fundings): not meaningfully interpretable beyond “could exceed 100%,” implying pipeline is only one part of the funding stream. 1
Because only $45M is explicitly described as “won and funded in the quarter,” the excerpt supports a high-confidence conversion proxy for “new mandates converting to funded mandates within the same quarter”:
Converted into a 12-month expectation under repeat-quarter behavior, the best-supported scenario is:
Based strictly on what’s quantified in the excerpt, the only directly measurable conversion proxy is $45M won-and-funded in the quarter versus a $1.7B pipeline, implying ~2.65% conversion per quarter. 1
Under a repeat-quarter assumption, that translates to an expected 12-month conversion rate of ~10–11% of the $1.7B pipeline into funded mandates on the same “won and funded within the quarter” basis. 1
Total “funded in the quarter” of $490M indicates substantially higher funding intensity but is not a clean 12-month conversion of the $1.7B pipeline stock (it likely reflects fundings tied to prior pipeline and pipeline dynamics). 1

Yard House’s menu appeal and group-friendly atmosphere helped drive strong quarterly sales, while Cheddar’s gains reflect food and operational improvements. Darden says Yard House’s smaller prototype can lower construction costs while preserving its $10.5 million average unit volume, but did not disclose a specific return target. The brands have distinct long-term growth ambitions: higher-single-digit unit growth for Yard House and mid-single-digit growth for Cheddar’s.
